DLB 371 - 446 250 Euros (AFI)

Idyllically situated Quercy stone farm dating from 1781 with main house, 3 large outbuildings, currently around 250 m2 of living space, other small outbuildings, pool and pool house and 2 wells set in around 7.2 hectares of lovely grounds with private footpaths just outside a village with amenities between Lalbenque and Beauregard, south east of Cahors in the Lot.

The main house is very light and cosy and comprises on the ground floor a kitchen with bread oven in working order, a dining room with original large open fireplace, a living room with old stone sink and a vestibule leading to a boiler room and laundry.

Stairs from the dining room lead to the 1st floor where there are 2 bedrooms (25m2, 10m2) and a bathroom.  All the rooms have wooden floors and views over the surrounding countryside.

On the second floor is a large space in the process of conversion to make one large open space and a bathroom, and 2 small bedrooms.  All the rooms are light and have skylight windows and exposed beams painted white and the roof is completely insulated.

To the front of the house is a terrace and herb garden and the courtyard where there is one barn to the left and one barn to the right.

The barn to the left of the house (Barn 1) is perpendicular to the house and has around 100m2 of ground surface and 2 floors.

On the ground floor is a large room in the process of conversion to an office, the old stables and adjoining the barn behind is a store area leading to horse boxes and a saddle store.

On the first floor with access via an outside stone staircase is a large space for martial arts, a kitchenette, 4 showers, 3 wc and 2 consultation rooms.  The barn is connected up for water, electricity, drainage and heating.

At the end of this building, there is a small stone building used for storing garden tools and furniture and a large dry stone wall enclosure with rock floor used as a summer eating terrace.

The barn in front and to the right of the house (Barn 2) has around 65m2 ground surface and two floors.  This building is currently used for storage and has a brand new insulated roof with double glazed windows and large glass doors to the front overlooking the courtyard and the beams have been put in place for the first floor.  The barn is connected up for water, electricity and drainage.

Barn 3 is between the house and the pool area and also has 65m2 ground surface and two floors and has old stone pig stys in front.  This building is currently used as a workshop for the restoration work and also has a brand new insulated roof with double glazed windows.  The barn is also connected up for water, electricity and drainage.

All three barns are in excellent condition and suitable for conversion into residential accommodation with a minimum of works.

Behind the house is the pool enclosure with a kidney shaped pool with liner approximately 11m long and 4.5 metres wide.  Around the pool on one side is wooden decking and to the right of the pool is the pool house and pump room, recently refurbished.

Also in the grounds not far from the main group of buildings is a large open fronted tractor shed/garage for housing large garden equipment and mowers.

Entry to the property is off a small country lane up a tree-lined stone driveway where there is the original wrought iron gate entry to the courtyard and a stone driveway to a shaded parking area for visitors.

To the left of the property on arrival is a large arable field used for growing vegetables and to the right of the main entrance is an orchard with a variety of fruit trees to include walnuts, hazelnuts, cherry, peach, plum and fig trees.

The land is partly open grassland with dry stone walls and partly woodland with truffle and mushroom woods, and the property has two wells, one providing drinking water.

There is also a horse paddock and all over the property are walkways to the woods and open fields.  There is even a GR path which passes on the boundary of the property.

A spacious property with lots of potential in a quiet location but only 900 metres from the village, no near neighbours, and very well exposed for sunshine.  A nature lover's retreat... absolute calm guaranteed.

Facilities:  Oil-fired cand wood central heating (2 separate boilers), 2 septic tanks, mains and well water, large rain water reserve with pump, mains electricity, telephone, ADSL broadband.  Nearest airports are  Toulouse (1hr 15 mins) and Rodez (1 hr).
