Location:  Haute Vienne, between Bellac and Rochechouart.  Nearly 7 hectares of woods (beech, oak, firs, and sweet chestnut) with three lakes and a filler pool.

New licences for carp lake to be extended into smaller lake and top lake for fly fishing and grants etc are available!!

There are two fields, one is let out to a local farmer but is only for him and he is very old!! The lane to the property is owned by the local commune therefore no upkeep cost.

The property has a house and 3 mobile homes and a large garage, plus numerous outbuildings including a boat house and green house.  The outbuildings are mostly wooden garages which have been customised for kennels and for peacocks which can be dismounted and cleared away on request.



The house has 2 bedrooms, both en suite (one with bath).  The house was re-wired in 2004 and insulated in the roof (twin layers on floor and in the eaves too). On the side of the house is a wood passage to allow for more space but in wood so not permanent.

 

The kitchen/breakfast room is fitted with floor and wall units and a fitted hob. The lounge/diner has an open fire place.

All rooms have cables for satellite tv. The garden around the house has a picket fence. A new septic tank was fitted in February 2004 (4000 litre) and there is a second 3000 litre tank for the mobile homes.

All rooms have PVC patio doors new July 2004.   A large area has been laid to 20cm concrete and this is fenced too. The property comes with its own security (Geoff and Vera, two white geese!).  There are also some ducks, but remember to keep doors shut as they like to sit in front of cooker or fire, if the dogs don't get there first!



There are 2 BBQ's and  garden furniture with the property and an above-ground salt filtered swimming pool.

Part of the property is fenced and two large black metal gates at the entry and plenty of parking, the drive has recently been gravelled.

 

 

The mobile homes are all on hard standing and a 1 ton gas tank is ready for connection (deposit to be paid).

 

There is another gas tank for the house (as per the other). Water is from the owners' own well, COLD and REFRESHING.

Annual taxes:  600 Euros.
