Spacious and light mostly restored stone village house with sunny south west facing terraced garden, covered terrace, veranda and large ground floor garage with window in the heart of one of the prettiest mediaeval villages with shops, bars, restaurants and a primary school in the Perigord Noir of the Dordogne. 


The house is located in a small square just off the centre of the village, quiet but in walking distance of all the shops.  On the ground floor is the main entrance hall which off to the right is a large garage with window which could even be used as a shop or other commercial activity.


 

Stairs from the hall lead to the first floor where there is a large open plan area consisting of large west facing living room (50m2) with cantou (inglenook) stone fireplace, terra cotta tiled floor and exposed beams, and to the front of the house is a large kitchen dining room (30m2) with adjoining larder, terra cotta tiles, exposed beams and two south facing windows making the room very light.  The whole floor has under-floor central heating. 

A door from the living room leads to a veranda (12m2) and small walled courtyard (12m2).  Off the veranda to the left is a wc with washbasin and a laundry, and to the right is a set of stone steps leading to the terraced gardens above.



 

Wooden stairs from the living room lead up to the 2nd floor where there is a small west bedroom used as an office (8m2), a bathroom with both bath and separate shower unit (6m2), a large west facing bedroom with dressing room and north door leading directly to the covered terrace and garden area beyond (23m2). 

To the front of the house, there are two south facing bedrooms with a partition wall between them which could be removed to provide one large bedroom with en-suite bathroom (13.5m2, 12m2). All the rooms have wooden floors and large radiators.

 

 

A second set of wooden stairs leads to the attic where there would be around 40m2 of convertible space for a further bedroom or games room.


 

Outside to the back of the house is a partly covered terrace (approx. 24m2) which needs finishing off, leading to the small gardens (approx. 400m2) which are mainly grassed with a few trees (lilac, prunus, bay tree) and there is a flat area which housed the above ground splash pool.
