Spacious and light, fully restored 6-bedroom stone house with south facing terrace, pool and lots of private parking space in the heart of a village on the river with all amenities and lovely views over the countryside just 30 minutes west of Sarlat in the Perigord Noir of the Dordogne. The house sits in around 1871 m2 of grounds with pretty gardens, two entrances, one with a large parking area, a well and a large lean-to storage area and a chlorine-filtered pool (10m x 5m) with security enclosure. On the ground floor is the owner's living accommodation which consists of a large kitchen dining room with a mix of wood and tiled floor, white walls and West door to the gardens, a large living room with wood floor, North West and East windows, three bedrooms, a bathroom, separate wc and a laundry area.
An open plan staircase leads up to the first floor where there is a guest sun lounge leading to the south facing terrace and a wide central corridor leading to 4 bedrooms, three with shower rooms with wc and a separate 4th bathroom. Most of the bedrooms have French windows to the balcony. From the first floor terrace is a balcony leading all round the front of the house to an outside staircase down to the garden providing a private acces to the first floor guest B&B accommodation.
The house faces West and to the front of the house is one of the two entrances, to the side of which is a well, and the gardens leading to the pool enclosure surrounded by pretty gardens of herbacious plants and a number of fruit trees (apple, plum, cherry, fig, pear) and fruit bushes (raspberries, red currants and strawberries). At the far end of the grounds is a second entrance leading into a partly shaded parking area for 10 cars and hidden from view of the house. A small path leads up from the parking to the house.
The house is just off the centre of the village in a quiet street but near enought to walk to the baker. Suitable as either a large family home or for summer rentals, or a small family home with B&B income as currently, located in the heart of one of the most popular regions of the Dordogne between Sarlat and Bergerac.
