DLB 322 - 808 500 Euros (AFI)

BUSINESS:  Peacefully situated working walnut farm comprising large stone farm house (approx. 230m2), large two/three floor barn (112m2), large open fronted barn and various outbuildings around a landscaped courtyard, enormous agricultural building with oak beam structures (600m2) and around 10 hectares of irrigated walnut groves south of Belvès in the Dordogne.

The farmhouse is in the process of being restored and consists on the ground floor of a central hallway with stairs leading to the first floor (15m2), an old farmhouse kitchen with fireplace (32m2), a large room which is intended to be a living/dining area (56m2) a bedroom with en-suite bathroom (28m2) and a downstairs loo.

On the first floor to the left is an apartment to be furbished and intended to be a kitchen, 2 bedrooms, dressing room, shower room, wc, and an office leading to the first floor balcony.

To the right of the stairs are three bedrooms (17m2, 17m2, 9m2), all with wooden floors and a bathroom (5m2).

Across from the house to the south is a large stone barn with 112m2 of surface area which could be converted to make three floors, in front of which is a smaller outbuilding housing a summer kitchen with fireplace used in the past, and still today, the farm preserves.

Between the buildings is a typical stone archway and across from the house and barn is a long open fronted barn used partly to dry the walnuts and partly as a garage and workshop area.

To the north side of the courtyard is a large square rain water reserve and across the lane from the farm courtyard, concealed by a variety of large mature trees and shrubs is a huge agricultural building (600m2) with curved wooden structures used partly to dry the walnuts and partly to house the large farm machinery.

Around this building on both sides are walnut groves and leading on up a small no through road to the further walnut plantations, all of which are irrigated by local reservoir supplies.

Behind the property is a small walnut grove lined with fruit trees and also containing a strawberry patch and vegetable garden.

Down the lane from the property is a neighbour who bakes his own delicious bread and it is not uncommon for him to bake and deliver a loaf for his neighbours too.

An ideal property for someone looking for an income at home or as a self-sufficient farm in a very peaceful situation.

Facilities:  mains water & electricity, septic tank, irrigation, rain water reserve.  Oil-fired central heating.

Annual taxes:  1750 Euros.  Legal fees:  48 000 Euros
