DLB 331 - 247 500 Euros (AFI)

Complete restoration:  Nicely exposed, old stone farm with a number of buildings and lots of potential set in around 2 hectares of south facing grounds with lovely views just outside the market town of Siorac-en-Périgord and the river in the Périgord Noir of the Dordogne.

The largest building consists of an old house with adjoining barn of around 75m2 surface area on two floors (75m2 x 2), adjoining tractor shed with openings on both south and north sides, and a very large overhang on the south side of the barn which would make a super covered terrace or glass enclosed veranda.

The second building consists of a small two roomed house with fireplace and attic above and adjoining barn of approximately 75m2 surface area on two floors (75m2 x 2), and which the current owner has plans for conversion.

The third building is a traditional tobacco drying barn with stone foundation and brick walls with large wooden slatted openings on both sides, rendering the building easy for conversion with a ground surface area of 105 m2.

All the buildings are in sound condition regarding walls and roofs but all the interiors need full restoration and/or conversion.

The grounds are mainly grassland with a wooded area at the bottom of the property with a simply landscaped garden with trees and shrubs around the two main buildings, and a laurel hedge concealing the property on the lane side.

There are two entrances to the property from the country lane, one to each of the main buildings, making it suitable for either two families or for a family home with separate rental accommodation.

A superb restoration project with lots of potential in a very nice position, quiet but not isolated, in one of the most popular areas of the Dordogne and only 5 minutes from all amenities.

Facilities:  mains water + river water, electricity, telephone, broadband (ADSL).

Annual taxes:  120 Euros.  Legal fees:  15 000 Euros (approx.)
