Wonderful location for this old stone "fermette" for complete restoration comprising farmhouse (70m2), large adjoining barn (98m2), bread oven and other small outbuildings set in around 4200 m2 of flat land high up with unspoilt views between Siorac en Perigord and Le Buisson de Cadouin in the Perigord Noir of the Dordogne.
The farmhouse currently has around 70m2 of living area on the ground floor comprising a large living room with open fireplace, old stone sink, exposed beams and wood floor (35m2), two bedrooms (23m2, 12m2) and an adjoining room with original bread oven in perfect condition (18m2). Above the ground floor is an attic which could be converted into further living accommodation.
Adjoining the house on the east side is a large barn of around 98m2 of ground surface and divided into three sections with three south-facing doors and one north-facing door and structurally sound timberwork in the roof. The original stable mangers are still intact and the barn is big enough to create three floors or two floors with "mezzanine" floors and exposed roof timbers.
On the north side of the barn is a one-floor covered area running along the back of the barn and which would make a large covered terrace with magnificent views over the valley of the Dordogne. In front of the barn on the south side is a small duck pond, around which are the gardens (in need of some tender loving care) with a mix of fruit and other mature trees for shade in summer. At the far end of the land on the south side is an open sided barn originally used to store hay or perhaps farm machinery.
On the east side of the property is a large grassy area from which one can see the valley of the Dordogne and the river and for miles beyond that. All around the property on all sides are superb views and the property gets sunshine all day, summer or winter.
Access to the property is off a small country lane to a tree-lined private driveway owned by the current owner and then via a communal track ending at the property itself.
The only close neighbour is the current owner who lives at the end of the private driveway in a large stone property enclosed by stone walls, without noise or nuisance and which does not overlook the "fermette" in any way providing complete privacy.
